The Renting Process
Details of our available properties for rent can be found in two places.
1. The 'Rent' section of www.allhomes.com.au.
2. This website.
You can view photos of Personal Property Services rental properties either on www.allhomes.com.au or the 'For Lease' section of our website.
Please take a drive past the property to assist you in assessing its suitability for your needs.
Once you have had a look from the outside, please phone or email us to book an appointment to view the property.
Your Rental Application
A Rental Application is required once you have found a property you like.
In addition to completing the application form, you will need to provide:
* 100 points of identification (driver's licence, credit card, etc.)
* References (from previous landlords/agents in addition to personal referees)
* Current and previous addresses
* Next of Kin details
* Current and previous employment details (including salary details)

The Vetting Process
We conduct a thorough vetting process. This includes a search of the Tenancy Information Centre of Australia (TICA) database. TICA is a national database of defaulting tenants and now has a total coverage of Australia and New Zealand. On behalf of our Landlords, we're looking for tenants who will care for the home as if it is their own. In addition, we will verify your income with your current employer.
Rental Bond
A rental bond is an amount of money paid by a tenant before commencing a tenancy. The money is held in trust by the Office of Rental Bonds within the Registrar General's Office, to safeguard against any damages or unpaid rent.
Bond is generally 4 weeks rent and will be immediately returned to you (minus any damages / unpaid rent) upon successful vacation of the rental premises after the final condition and inventory report has been finalised and agreed.
The Landlord may claim against the bond in the following circumstances:
* Unpaid Rent
* If the house is left dirty
* Any damage apart from fair wear and tear
Keys
A member of the Personal Property Services team will greet you at the property (between 8am - 8pm) to hand you the keys to your new home. Keys will only be handed over on the day the lease commences after the bond and first two weeks rent have been paid.
Connecting Utilities & Moving In
To help you settle in, a list of service / utility providers will be given to you in your tenancy pack accompanying a copy of your signed tenancy agreement.
We strongly recommend you taking out private contents insurance (as the Landlord's insurance will not cover your personal effects).
Rent
Paying Rent is easy. All tenants are required to pay via electronic funds transfer or direct debit each fortnight, leaving you more time to enjoy your new home.
Routine Inspections
Inspections are conducted on a regular basis, so we can let the Landlord know how their investment is going and to ensure you are enjoying your home. Generally, frequency of inspections are made according to the Residential Tenancies Act 1997 and may include; inspections during the first and last months of the tenancy agreement; in addition to twice in a 12 month period.
Maintenance / Repairs
For any emergency repairs (major leaks, gas or power outages, flooding etc), please call Personal Property Services immediately on the provided 24 hour emergency number.
All non-urgent maintenance must be received in writing. Please use the maintenance form on the Forms page of this website. |
