Self Managers

  

For those landlords who choose to self manage their property, we offer a variety of one-off services. We can help you avoid the tribunal. In our schedule of fees for self-managers you can find details of these available services and their respective prices. We encourage you to contact us to further discuss how we can assist you in self managing your property.

  

Fees for Self Managers

  

Our fee is $70 per hour (or part thereof). We can perform the following:

  

Reference Checking Complete reference checking for rental applications including a search of the TICA tenancy default database.

  

Open Property Showing 30 minute showing plus travel time

Attend/conduct open inspections, collect applications and record names of attendees.

  

Routine Inspections Conduct periodical inspections of the property, recording tenant up keep, the condition and, if any maintenance is required.

  

Initial Condition and Inventory Report When tenants initially move into a property a condition report performed, this details the condition of the entire property, exterior and interior.  The condition report lists the condition of every room, including walls, light fittings and floor coverings etc. including gardens both front and back.  If required, a detailed inventory report is performed on the items staying in the property.  This ensures that the property is handed over in the same condition as received (allowing for fair wear and tear).

  

Final Condition and Inventory Report conducted when tenants move out of a property a final condition report performed, this is compared with the initial condition report.  Allowing for fair wear and tear, the property must be returned in the condition stated on the initial condition report.  Where required, a final inventory report will be carried out based on the initial inventory report.

  

Advertising Construct a personal advertisement, highlighting the unique features of the property, including pictures - Any charges from the media outlet must be borne by the client at cost.

  

Arrange Maintenance Coordinate trades people to perform maintenance.

  

Significant Maintenance (includes work assessment) Coordinate trades people to perform major work on the property.  This includes assessing the requirement and then checking the completed work.

  

Insurance Claims To handle all aspects of the insurance claim from preparing the documentation, following up on the insurance company to seeing the work completed.

Tenant Dispute Mediation Mediation between the landlord and tenant during disputes to encourage a favorable result.

  

Prepare property for lease includes but is not limited to organising cleaning, gardening, carpet cleaning any maintenance required - any costs incurred or materials used must be borne by the client

  

Document Preparation Preparing any required documentation for example, renewal lease documents, inspection notices, tenant arrears letters, tenant notices to vacate etc.

  

Letting Only Fee Two weeks rent

To find a tenant for the property includes preparing of documentation.
